An unfinished basement isn't just a blank canvas — it's drywall, electrical runs, lighting, a subfloor, and often a dehumidifier before a single piece of equipment goes in. A finished room with power already there can cut $10,000 or more off the same build.
Equipment on a mat in a basement is one project. A room with proper acoustic treatment, controlled lighting, seating, and cabinetry is a different one — often twice the price of the hardware inside it. Deciding this early is what keeps a quote from doubling.

Yes. Most systems run a multi-sport package covering football, hockey, soccer, baseball, basketball and arcade games, and the room doubles as a home theater using the projector you're already installing. Two things to confirm with your installer before you sign: whether your launch monitor tracks non-golf balls, and whether the impact screen is rated for pucks and baseballs. Both affect the quote.
It's the most common version of this question we get, and the honest answer is that it depends entirely on how the room is designed. A dedicated single-purpose golf bay is a hard sell to a household. A finished room with a retractable screen that also does movies and multi-sport is a different conversation. Raise it on your first installer call — the good ones design for it.
Probably not directly, and we'd rather tell you that than sell you on it. Appraisers generally don't treat a simulator as an added-value feature, and a single-purpose golf room can narrow your buyer pool rather than widen it. What does add value is the finished square footage — converting unfinished basement or garage space into a proper conditioned room. Build it so it converts back and you get the upside without the risk.
